DESCRIPTION - Dwell at Shelby Farms is a 71-acre planned development situated between Shelby Farms Park to the south along Raleigh-Lagrange Road and the Shelby County Greenline to the north. Currently, the site is undeveloped, and zoned Heavy Industrial. The new planned development calls for a mix of residential and retail uses that takes advantage of Park frontage and creates a 10' wide public urban greenway connecting the Park to the Greenline. The Park and Greenline also benefit from the additional users and long-term investment that Dwell will bring to the area.

Besides creating the conceptual master plan for the development, DT also produced graphic images to help the public visualize what the new development will look like, from streetscapes lined with multi-family and mixed-use buildings to single-family neighborhoods. The plan keeps the natural corridor of mature trees around the existing creek running through the site, with adjacent trails to provide additional recreational amenities. These elements convey the principles that guided the planning process: Connectivity, Diversity, and Distinguishable Planning.
